Advantages of Using an Attorney vs. a Title Company​

1.  Comparable Costs

Many people believe that a title company will be less expensive than hiring an attorney.  In reality, using our law practice will cost you the same at closing as a title company.  We can actually help you save money because of the many legal issues that can arise during the transaction.

2.  Title Companies Cannot Provide Legal Advise

Title agents do not have law degrees and cannot provide legal advice.  When there are problems or questions, you cannot turn to a title company for help.  Realtors, as well as buyers/sellers, benefit from working with an attorney since the attorney can review the contract and answer legal questions during the contract negotiation process; the title companies cannot.

3.  Title Agents Cannot Create Contract Addenda or Address Contract Problems

An attorney can assist with a necessary addendum to a contract, deal with non-standard forms, or correct legal issues that affect the title.  A title company is not legally permitted to do so.

4.  Attorneys Have Your Best Interests In Mind

A title company works for the title insurer, not the buyer or the seller.  The title company's role is simply to prepare the required closing documents in order to complete the transaction.  However, an attorney will advocate for you and lookout for your best interests.
